| The real estate advisory arm of Meliorbanca
was established in 1999 for both Italian and foreign investors
involved in the property development sector and in the hotel
business.
The bank's advisory services in this area include: identifying
investors and/or capital for property-related transactions;
advise on the purchase/sale of property assets and help in
locating assets; help raising capital for property development
projects
Over the last year Meliorbanca
has, along with other partners, actively taken part in major
transactions related to the disposal of property assets on
behalf of INPDAP, INAIL, INPDAI and the Ministry of Defence.
Relevant transactions highlights:

- Assisted and advised a pool of international investors bidding
for the acquisition of Immobiliare Metanopoli Spa, part of the
ENI Group, over a surface of 320.000 sm at an estimated price
of LIT.2.000bn and split between residential, commercial, industrial
and tertiary property
- Assisted INPDAI, along with Deloitte & Touche, implement
their plan for disposal of the entire property asset base (Piano
Generale di Dismissione) equal to 659 real estate assets, valued
at LIT.7.913bn
- Assisted INPDAI, along with Deloitte & Touche, define asset
management program
- Obtained mandate from the Ministry of Defence to assist and
advise on the construction of 700 new military lodgings
- Obtained mandate from members of the Union of industrialists
of Parma to look into the feasibility of a project to build a
Cittadella del Cibo ('food town') in Parma
- Advised Monte dei Paschi di Siena on the management and possible
spin off of the Group's real estate assets
- Assisted and advised the Ministry for Public Works, with Deoitte
& Touche lead managing the mandate, on the valuation of its
real estate assets
- Assisted and advised the Council of Genoa, with Praxi lead
managing the mandate, on the valuation of its real estate assets
- Assisted and advised Telecom Italia S.p.A., with Deloitte &
Touche lead managing the mandate, on the valuation of its real
estate assets in the case of spin off.
